Asphalt pavement takes a beating over the winter. The plows scrape against the asphalt leaving scratches and chipping away at paint lines. The first step is to clean your lot. Sweep away any debris and even take a hose or pressure washer to the pavement. This will remove any dirt and rocks from the pavement which will then make it easier to inspect and see if any repairs need to be made.
Potholes are quite common in pavement and they occur when water gets under your asphalt, typically when the snow melts. You will extend the life of the pavement if you address potholes and sinking areas as soon as they appear.
Cracks are another bit of damage that can occur during the harsh winter months. They are repaired with hot-rubberized sealant. The rubber sealant prevents water from invading the pavement and getting underneath to create potholes. Cracks can quickly destroy pavement and it is important to address them as soon as you notice them.
Failed Catch Basins
Catch basins will always fail eventually. The best time to check your catch basins is in the spring because the back and forth between freeze and thaw can cause erosion. You will need a professional to repair or replace your catch basin.
One of the best things you can do to keep your pavement looking nice year after year is to seal it. After the winter you’ll be able to see where the plows have scratched up the surface. Asphalt oxidation may have also faded the color. Sealcoating will give your pavement that nice dark fresh look that makes it look brand new. It will also extend the life of your pavement by up to 20 years.
Just like the plows can scratch up the pavement they may also scratch up the paint lines. The sun and cars driving over the paint lines will also cause them to fade and degrade over time. Spring is a great time to repaint these lines.
